
New Homeowner Guide
New to JGCC? This guide provides essential information to help you settle in, including community rules, contact details, and helpful resources.
REAL ESTATE AGENT GUIDELINES
- All guests must check in with the guard at the gate.
- Agents must provide a visitor list to the guard before the open house begins.
- If a visitor is not on the list, the guard will contact the agent, who must then meet the visitor at the gate.
- Door-to-door soliciting is prohibited.
- Distribution of flyers is not allowed.
MOVING DAY
Please contact the Hodges Gatehouse at 904-223-3333 to notify them of your moving truck’s arrival date. Note that moving trucks are not permitted on Sundays and holidays.
NEIGHBORHOOD PARKING
- Overnight street parking is prohibited.
- If you require a dumpster for work, it may be stored on your driveway. Please notify Vesta Property Services at 904-747-0181.
GATE ACCESS (RAMCO)
To register your vehicle, an appointment is now required. Appointments are available Monday through Friday, between 10:00 a.m. and 3:00 p.m., at the Hodges Gatehouse. Please call 904-223-3333 to schedule. Ensure that you bring the following to your appointment:
- The first and last page of your signed deed,
- A valid driver’s license,
- A check or money order for $20.00 per vehicle, payable to JGCC POA.
Each vehicle must be individually registered. Visit the Gatehouse if a new vehicle is purchased. Transponders are not transferable.
GUEST ACCESS
To maintain community security, all guests, including vendors and contractors, must be pre-authorized. Guests may be asked to present a valid ID at entry.

- Download the ABDI Gate Access App to manage your visitor list, edit your profile, or review your visitor history.
- Voice Authorization Line:
- Call 904-664-3766 and have your security code (PIN) ready. If you do not know your PIN, call 904-800-1887 for assistance.
- Monday to Friday: 7:30 AM – 7:00 PM
- Saturday: 7:30 AM – 5:00 PM
- Sunday & National Holidays: No vendors allowed
GOLF CARTS
The JGCC Community is a golf cart-approved community. All golf carts must be registered per the following guidelines:
- For JGCC Members: Register at the Golf Pro Shop located on the club’s property.
- For Non-Members: Register at the Hodges Gate. After receiving your website login (which may take up to 30 days after the closing date). You can read more about it here.

HOTWIRE
The JGCC POA engaged in a Bulk Services Agreement with Hotwire to provide 1GB of internet and basic television, which are billed through the POA quarterly dues. Please note that property owners are NOT required to use Hotwire services, and may choose to utilize another provider for internet and video. However, the Bulk Services Agreement requires all property owners to pay for Hotwire as part of the quarterly POA dues, regardless of their use of Hotwire. You can read more about it here
ARCHITECTURAL REVIEW
Exterior changes or improvements must be reviewed and approved by the Architectural Review Committee (ARC). Please submit your ARC application after Vesta Property Services has received all your closing documents, approximately 30 days after your closing date. At the bottom of this page there is a downloadable PDF of the ARC Planning Criteria. You can view more ARC information on the website after receiving your login (which may take up to 30 days after the closing date).

WOODLAND PARKE& RESERVATIONS
Parke and sports field reservations are accepted. To make a reservation, click on the reservations tab under “For Residents” after receiving your website login (which may take up to 30 days after the closing date).
WASTE SCHEDULE
- Bulk and Recycle: Every other Monday
- Yard Waste: Every Thursday
- Garbage: Every Friday
